SERVICES

Scoped to the transaction. Reviewed against the deal.

Every DDC engagement — regardless of service line — runs on the same protocol: one point of contact, a written scope, structured comment tracking, and a not-to-exceed fee. Your deal lives in a documented file, not in one person's head.

ALTA/NSPS Land Title Surveys

DDC brokers ALTA surveys to vetted, licensed surveyors in any U.S. market and manages the engagement end to end. The difference is in the review: every draft is checked against the title commitment, Schedule B documents, and the Table A scope before your team ever sees it.

Survey fees are quoted as not-to-exceed and include surveyor fees, shipping, and coordination — no surprise line items at closing.

  • Scoping guidance on Table A items for your lender and title requirements

  • Surveyor selection, pricing, and scheduling in every state

  • Line-by-line draft review against the title commitment

  • Structured comment collection, tracking, and closure

  • Signed and sealed final deliverables on the transaction timeline

Zoning Reports & Compliance

Zoning reports are written inside DDC, not passed through. Reports are built to satisfy lender requirements and support zoning endorsements, with supporting jurisdiction documentation attached so reliance is grounded in the record, not in summary language.

Zoning Verification Letters, municipal research, and jurisdiction fees are handled and tracked, with written authorization requested before additional fees accumulate.

  • Zoning compliance and use analysis tied to the actual ordinance

  • Jurisdiction documentation attached, not just cited

  • Zoning Verification Letter procurement and follow-up

  • Customizable report formats for lender or counsel requirements

  • Electronic delivery built for closing checklists

Phase I Environmental Site Assessments

Phase I ESAs are coordinated with qualified environmental professionals and managed under the same DDC protocol as every other deliverable: written scope, single point of contact, and review for consistency with the rest of the deal file.

  • Qualified environmental professionals selected per site and state

  • Scope aligned with lender and counsel requirements

  • Coordinated timelines with survey and zoning deliverables

  • One communication channel for questions and comments

Property Condition Assessments

PCAs are brokered to experienced assessors and quality-controlled before delivery, scheduled alongside your other due diligence so the whole package lands when the transaction needs it.

  • Assessor selection matched to property type

  • Scheduling coordinated with survey, zoning, and ESA work

  • Draft review before client delivery

  • Comment management through final report

One engagement. The whole land side.

Most clients bundle two or more services per transaction. Send the deal and DDC will scope what it actually needs.
